Commercial Drain Maintenance Programs

For a restaurant, a drain backup isn't a repair bill. It's a closed dining room on a Friday night.

Commercial kitchen and multi-tenant lines fail on a schedule you can almost predict — grease accumulates, the line narrows, and it backs up at the worst possible moment. A maintenance program moves that from an emergency you react to into a visit you plan around, usually outside operating hours.

We build the interval around what your line actually does, not a generic package. That means starting with a camera run and a first cleaning to see how fast your particular line loads up, then setting a schedule from evidence. If it turns out your line stays clear for a long time, we'll tell you to stretch the interval — an unnecessary visit on a schedule is just a subscription you don't need.

Worth being clear on scope: we handle the plumbing side. Grease waste pumping and haulage requires a licensed liquid waste hauler, which is a separate service and separate paperwork.

Indicators

When this is likely your problem

01A kitchen line that has backed up more than once in a year
02Multi-tenant property with recurring drain complaints
03Slow floor drains or prep sinks during service
04Backups that always seem to happen at peak hours
05A health inspection that flagged drainage or odor
06New management inheriting a property with no maintenance history
Scope

What's included — and what isn't

Included in the quote

  • Initial camera inspection to establish the line's baseline condition
  • First cleaning of the affected lines
  • A written maintenance interval based on your line's actual loading
  • Scheduled cleaning visits at the agreed interval
  • Scheduling around your operating hours where we can
  • A record of each visit for your compliance file

Quoted separately

  • Grease trap pumping and waste haulage, performed by a licensed liquid waste hauler
  • Repair of pipe damage identified during inspection
  • Emergency call-outs between scheduled visits, billed separately
  • Installing cleanouts where lines have no usable access
  • Grease trap installation or replacement
  • Guaranteed prevention of every backup, which no honest maintenance plan can promise
Pricing

How this job is priced

Programs are quoted per line and per interval after the initial inspection, because a single-kitchen restaurant and a twelve-unit retail strip are entirely different commitments. There's no long lock-in on our side — if the schedule turns out to be more frequent than your line needs, we'd rather adjust it than quietly keep billing for visits that aren't doing anything.

Process

What the visit involves

01

Inspect and baseline

Camera the lines to see what condition they're actually in before promising anything about intervals.

02

Clean and measure

The first cleaning tells us how heavily the line loads and how fast it comes back.

03

Set a real interval

Frequency comes from your line's behaviour, scheduled around your operating hours.

04

Review and adjust

If the line stays clearer than expected, the interval stretches. That's the point of measuring.

Service questions

Questions about commercial drain maintenance programs

How often will you need to come out?

It depends entirely on your line and your volume, which is why we inspect and do a first cleaning before proposing an interval. A fryer-heavy kitchen loads a line far faster than a coffee shop. We'd rather set the schedule from evidence than sell you a package frequency.

Can you work outside our operating hours?

Usually, and we prefer to. Cleaning a kitchen line during service helps nobody. Tell us your hours when we set the program up and we'll build the schedule around them where scheduling allows.

Does a maintenance plan guarantee we won't have a backup?

No, and we won't claim it does. It substantially reduces the odds by keeping lines from loading up, but a structural pipe problem, an unusual event, or something going down a drain that shouldn't can still cause one. What a program does reliably is remove the most common and most predictable cause.

Do you handle our grease trap pumping too?

No — pumping and hauling grease waste requires a licensed liquid waste hauler, which is a different licence from plumbing. We handle the line cleaning and the plumbing side, and we can point you toward haulers other customers use so the two schedules line up sensibly.
